The Queensland Residential Activation Fund supports construction‑ready trunk and essential infrastructure projects that unlock land and accelerate residential housing development. Round 2 focuses on projects that are ready to proceed, enabling new housing supply by removing critical infrastructure constraints across Queensland.
Key Requirements
- Projects must be located in Queensland
- Funding supports trunk and or essential infrastructure required for residential housing development
- Projects must be construction‑ready, with detailed designs substantially progressed or complete
- Construction must commence within 12 months of funding announcement
- Projects must be completed within 3 years
- Applicants must demonstrate the ability to fully fund any project costs beyond the grant amount
- Funding is provided under a Project Funding Agreement, with payments linked to milestones
What is eligible for funding?
Eligible projects must:
- Deliver trunk and or essential infrastructure such as water, sewerage, stormwater, transport, power or telecommunications
- Directly enable residential housing development, including greenfield and infill projects
- Be capable of meeting program timeframes and delivery requirements
Eligible costs may include:
- Construction works and site works
- Construction‑related labour, materials and equipment hire
- Project management costs directly related to delivery
- Fixed plant and equipment required to commission the infrastructure
Funding is not generally available for:
- Internal subdivision works or construction of dwellings
- Projects already commenced or completed
- Routine maintenance or repair works
- Community facilities such as parks or libraries
- Land acquisition, financing or legal costs
- Infrastructure fully funded by another government program
What companies are eligible for funding?
Eligible applicants include:
- Queensland local governments
- Developers or landowners with an Australian registered company and a development approval for residential development in Queensland
Applicants may apply individually or as part of a consortium, with one eligible entity acting as the project lead.
Is this grant competitive or entitlement based?
Competitive. Your application will be assessed among other applications by a judging panel.
How can I increase my chances of winning this grant?
